This example demonstrates:

  1. Early participation by M Moser can shape the building and help adjust agreements with landlord to cover deficiencies
  2. Early alert to quality issues with remedies.
  3. Negotiation of Modifications to the building negotiated and supported by M Moser.
  4. Use of 3D and 4D to achieve quality under a tight time pressure.

The VMware workplace team had great concern that any aspects of the developers building didn’t suit their needs.

M Moser used intensive practice engagement of the developer and base building consultants to greatly influence change to suit the clients needs prior to and during construction. This included:

  • The structure,
  • Equipment,
  • Glazing,
  • Exits,
  • Fixtures in toilets,
  • Lobbies.

We worked very closely with the PM, developer, base building architects and consultants to assess, recommend better solutions. Some of these impacted the building design and changed the specifications to the building as it was being built.

Others could not really be built to the client’s satisfaction using the contractors and designs the developer had intended so we worked with the developer to de-scope these areas out of the cost of the building and add them to the fit out package which M Moser would later design and oversee.

Both people from the VMware workplace team were in other countries and could not visit as often as they liked. However they knew that on-site surveillance of ongoing development was crucial.

M Moser played a very highly proactive roll.

As the building developed, constant proactive engagement by the M Moser team was the only way the client could keep an eye on how the building construction was going and foresee and resolve issues in time.

Some examples of issues that can arise:

Glazing issues, Sealants, flashing, UV values / heat gain, noise transmission, leakage tests,

  • Floor leveling,
  • Isolation of equipment,
  • FM global compliance,
  • LEED compliance,
  • Canteen related kitchen issues such as gas cylinders and gas banks,
  • Backup power

The developer has a different interpretation of what is “fit for occupancy” than the client and M Moser does. M Moser plays a major role in inspecting and resolving these discrepancies until it is really fit for use.

The VMware team C wanted a modifications that impacted the building’s external appearance :
The client wanted to maintain a verandah at a high floor to be open but this as at first rejected by the developer and architect

By performing extensive modeling (utilizing 3D and our California based architects help) M Moser was able to convince the developer and architect to redesign and accept a new appearance to the building facade that actually enhanced the buildings appearance.

Client needed to coordinate customized details and intricate mechanical systems and achieve an overall quality and fit and finish that is hard to achieve.

M Moser used 3D and 4D expensively to gain a much deeper level of coordination and understanding with all builders, subcontractors and specialists by building virtually before building in reality.

The use of more than a dozen workshops on a trade by trade basis and active engagement of the contractors foremen sub-contractors and trades allowed the entire team to see and understand the same things and to contribute to effective early resolution of building issues.
