This example demonstrates:

Early on but after the lease was signed , the Disney workplace team realized that the people doing the leasing didn’t cover the technical requirements meaning clearly so there was a gap in what they were expecting and what the landlord was providing.

Landlord had a different interpretation of the meaning of 100% backup than what client had in mind. After the lease it became clear that the client needed more extensive power backup redundancy than what the landlord had in mind.

M Moser needed to help bridge that gap, negotiating far more backup power than the developer was originally willing to provide.

M Moser also helped the client to build in both redundancy to the main facility (a 24/7 operation that needed to be protected from Mumbai’s frequent power shortages) to provide 100% power redundancy for a 24 / 7 operation (2000 KVA)

M Moser also ensured the data center had with a redundant unit plus a separate power supply for the data center as well.

Disney was merging with a local media company which had existing furniture spread over many buildings.
The company merging into Disney lacked furniture that Disney expects as a standard globally and also lacked the budget to procure the international brands which Disney uses worldwide.

M Moser helped work the higher quality seating into the budget and then sourced regionally for the best fit for quality and functionality from regionally available sources that could meet both quality and time requirements

The use of better quality imported seating directly affected employee well-being but used less expensive regionally sourced desking needed to match functionality and warranty needs but could be more cost effective.

Examples were mocked up so the client and end users could see and understand precisely what they were getting

The very high rents achieved in Mumbai put pressure on the budget.
There was concern by the Disney facilities team about the amount of space needed to merge the new division in while maintain a good working environment with adequate shared spaces and meeting facilities.

M Moser worked extensively with the Disney and utv teams to get a well-designed space down from 4 ½ floors to 3 ½ floors without sacrificing functionality.

The regional and local experts from M Moser worked extensively with the Disney team and their new division to gain agreement on a design that met all the needs of the end users and yet reduced the over all space from 41/2 floors to 3 ½ floors

This resulted in tremendous savings in rent over the lease , some of which could be more effectively to the new workplace and still save money effectively creating a win-win situation for the company and its local end-users.
