They need to liaise the sales and marketing team with their India Liaison office. Each had their own standards which required some strategic approaches.

This story demonstrates:

  4. Client may need to move items that would have been in leasing budget into the fit out budget because existing premises may fall short of their expectations of what is provided.
  5. Helping clients with Statutory approvals process may be very foreign to clients experience elsewhere.

It was an eye opening experience for a client who hadn’t worked in Asia. There was surprise that UPS and many things such as ducts were not commonly provided. Client had a gap in their fit out budget. Believe they were not well advised by their agent on such things.

M Moser leadership help our client develop a budget that would work and bridge the shortcomings cause by earlier incorrect advice or unrevealed issues that were not well addressed by agents or consultants up to that point.

to find the right building, M Moser performed months of studies with detailed reviews test fits , engineering and building services due diligence. The budget however has assumed many things were included as they would be for leased facilities in other countries. This include ducts , UPS, raised floors , level screeding , trunking lights , ceilings and power to name just a few.

To budget for the many things that were not typically included in the lease space, M Moser helped remove many items from the lease conditions and add those cost savings to the fitout budget and then the client had to reallocate funds internally as well.

M Moser proactively helped the client re-engineer the budget to and bring the project in on budget without compromising quality

The Building selected had irregular issues built into the lease that would have had client pay for a great deal of building maintenance.

M Moser had asked to see the potential lease and gave great advice to correct the situation.

The previous tenant, Motorola was reducing and winding down somewhat but they had agreed to handle major maintenance issues.

In fact neither the tenant nor the developer kept records and there were significant issues about lift motors , air handling units (AHUs), sprinklers and other building issues not being well serviced or having unknown service history.

M Moser performed inspections and help the client negotiate the ongoing maintenance out of the contract, effectively reducing the rent.

The inspection process was held back due to missing landlord records.
The Chief inspector of Electricity to the government (CIEG) needed the buildings occupancy certificates which were missing. As people left Motorola records were lost and the family run developer Bagmani, never had followed up on any regular record keeping.

M Moser helped the client by developing the missing records of plans and create as-builds to help the inspection process carry on

M Moser also carefully inspected and advised on all major equipment and services such as AHUs , lift motors and many other building services to assess their real state of maintenance had either negotiate new equipment or have maintenance handled by landlord and re-inspected by M Moser

The display space for the client on the ground floor required a type of electrical floor box and a floor finish that was available in the USA
but unavailable in India. In addition the floor that the electrical boxes were to go into was extremely rough and uneven.

The rough floor was examined photographed by M Moser and then leveled by re-screeding but there would be displays that needed power and the type of concealed floor box for discretely housing power could not be purchased in the local market.

M Moser fabricated and installed customized floor boxes for the electrical distribution and designed them to be completely concealed when not in use. There was also localization of other materials as well.
