This story demonstrates:

  1. There can be conflicts of interest and it helps to have a diligent partner you can trust.
  2. Leasing terms are different from what was expected. M Moser careful check of leasing terms from and AEC perspective can reveal issues that save our clients time, money and trouble further along.
  3. Some local developers are family run businesses with millions of square feet and hundreds of clients and may not be run a professionally as our clients might expect. The claims and concerns related to fit out may not carry much weight or attention and little recourse may be availed. M Moser can be persistent to get issues resolved in our clients favor by very proactive persistent engagement with local parties.

Space to be taken for just 3 years until they have their own building in 2017. Pre-fitted space was supposed to be less fit out. They had wanted to save money by using a pre-fitted space temporarily for three years until they get their new building.

Client relied on advice that didn’t describe what they were really getting. Advice came mostly from local consultants that were actually getting their income mostly from the developer, a local family run business with millions of square feet and wasn’t actively concerned.

The local consultants wanted to close the deal quickly and move on so they described the finished state of the previous fit out as being good.

M Moser independent inspection for our client revealed a very different story. Unusable carpet, worn out fixtures and a ceiling that was falling down and in a state of disrepair. M Moser helped our client rework the budget and build a new fit out manage the budget and reallocate costs from the lease agreement so that the client could cover essentially an all new construction with little reuse of the existing fit- out.

Since the client was only intending to have a temporary 3 year lease unto they moved to their own building, they would naturally expect to take whatever furniture and items they needed to their new location.

But M Moser discovered their lease would have had a provision to require them to leave behind all of their fit-out and furniture when they left. The transaction managers had not highlighted this.

M Moser highlighted the terms and helped the client to take action and have that clause removed, essentially saving them a lot of money towards their next fit-out.

The client had intended to use the PM associated with the agents company to manage the project but discovered that working with M Moser was far more effective. What Started as consultancy changed to design / build. The client appointed M Moser to deliver all aspects of the project as a complete integrated deliver and a single point of accountability
