Client needed a thorough analysis of what was there and a team that would understand how that compared to what was needed going forward. Time pressure due to lease filling up

M Moser needed to get up to speed very quickly on client requirements for offices, labs and building services.

  • Took the brief and thoroughly studied and understood all aspects of the client’s requirements including all technical ones.
  • Examined existing facilities. Interviewed key staff and developed a clear understanding of existing facilities the client didn’t have.
  • Developed the new brief. Shortlisted and analyzed 3 buildings rapidly.
  • Further analyzed selected building. Worked out ways to overcome its deficiencies

While the best choice from the client’s perspective was a building near their existing one due to the ease of staff relocation, the Design of the building posed severe structural issues that limited services routing.

M Moser extensive analysis revealed many design deficiencies that required our expertise to overcome: The selected building had

  • Post tension slabs
  • Low beams
  • Hard to route services
  • Sheer walls blocked many services
  • Standby power and risers insufficient
  • Electrical rooms not in right place

All of these cannot be cut. M Moser had to work out innovative ways to route services and describe them in a way that all can understand. This required extensive analysis calculations and design work.

We took the clients step by step through a complete understanding of the issues and how to address them.

Then we worked with the client developer and architect to overcome the issues innovatively which required a very intensive approach to engagement.
